近年来,随着我国经济的发展和人民生活水平的提高,我国的房地产业得到了飞速的发展。房地产业已经成为国民经济的支柱产业之一,而商品房价格的高低,房屋的居住结构和居住水平也已经成为全国人民关注的焦点之一,直接影响到人们的日常生活。无论是投资开发商还是普通居民,都在关注着房地产市场的发展变化。房地产也受到了越来越多的人的关注。本论文首先从房地产市场基本概念着手,对我国房地产的发展过程、发展的大环境及未来走势进行了分析,并进一步分析了二线城市房地产过去几年的发展情况分析,预测未来几年二线城市供需情况、新增对需求量以及房价走势。通过分析得房地产市场还有较大的发展空间,市场未来几年新增需求量较大,房价稳中有升,但攀升速度会变缓等结论。
In recent years,with the development of national economy and the improvement of people's living standard,China's real estate industry has developed rapidly.The real estate industry has become one of pillar industries in the national economy,and the price of commercial housing,the housing structure and living level also have become one of points people of the whole country focus,since these directly affect people's daily life.Whether investment developers or ordinary people have been focusing their attention on the development of the real estate market.In fact,more and more people pay their attention to the real estate industry.This paper starts from elaborating the basic concept of real estate market,analyzes the development process,development environment and future trend of the domestic real estate market,and makes further analysis of the development of real estate in the second-tier cities during the past few years,predicts the supply and demand situation as well as the newly-increasd demand and price trend in the second-tier cities in the future several years.Through the analysis it concludes that the real estate market still has larger development space,the new demand in the real estate marketwill be biggerin the coming years,house price will increased steadily and slowly,but rising speed will be slowed.
